Deck System Applied to a Motel Balcony

 CASE HISTORY:
  • The owner of this well known motel chain was in desperate need of a flexible, waterproof balcony deck coating to replace a previous cementitous coating that was installed in 1995. This coating had developed numerous random cracks. These cracks were allowing water to migrate down through the deck and onto the walkway below.
  • A major problem was down time. The owner’s main concern was losing revenue during periods when the room’s access would be blocked off for coating installation. The owner had looked at several materials but all the products took too long to cure. The owner was introduced to polyurea and decided that the contractor making the presentation had the system he was looking for.
  • The motel was located on a major highway between Stockton and Sacramento in California, so it was decided that the installation would take place on a weekend when travel was slow.
  • The owner wanted a light gray, color stable, flexible coating that would be able to withstand upper level deck movement without cracking. The owner had previously used a polymer modified, cementitous coating that eventually developed cracks, thereby letting water leak down through the deck to the walkway area below.

 INSTALLATION:
  • A specialty coating contractor from the San Francisco Bay area was awarded the contract. A time frame to do the installation was specified by the owner and the contractor’s employees began work early on a Friday afternoon, in early August 2002.
  • The surface preparation consisted of manually removing the old cementitous coating from the deck, refastening all the loose plywood, and replacing the badly damaged sections.
  • Once the surface preparation was completed, the area was then masked off and all the joints were bridged using a nylon, sticky back mesh and the nail holes were covered using a slow polyurea coating.
  • The plywood decks were then primed using PoxyPrime H2O and allowed to dry. (Note! When primer dries it turns clear.)
  • After entire deck area was primed using an airless sprayer; a 45 mil coat of ElastoFil 75 Spray was installed. (Color - black)
  • Immediately after the flexible base coat was applied, the color stable, aliphatic topcoat, ElastoGard AL, was installed at approximately 20 mils with a 5-7 mil stipple coat for non-skid purposes. (Color—medium gray)
  • Entire project took less than 72 hours to complete.
  • Project required 6 personnel and all the coating was applied low pressure using a Condor Plural Component Pump manufactured by ESI.
